Terms & Conditions
  • Cheque/Bank drafts to be issued in favour of " ARDEE INFRASTRUCTURE PVT. LTD." payable at Delhi/New Delhi banks only.
  • The prices are firm and not subject to any escalation.
  • The prices are inclusive of External development Charges (EDC) at the present rate. However, in case of any increase in EDC by the Govt. of Haryana, such increase will be paid extra by the buyer.
  • The layout, specifications are purely Conceptual and not a legal offering. Further the company reserves the right to add/delete any detail/specification/elevation mentioned if so warranted by the circumstances.
  • Preferential Location Charges (PLC) if any, and Interest Free Maintenance security @ Rs.25 per sq.ft (IFMS) per apartment will be charged extra and will be paid before possession.
  • Covered Car Parking optional @ Rs.100000 per parking and Open Car Parking @ Rs.75000 per parking. One car parking with each apartment is essential and will have to be paid before possession.
  • 100% Power Back-up subject to conditions.
  • The company would pay penalty to its customers @ Rs.5 per sq.ft. per month for any delay in handing over the flat beyond the committed period of 24 months from the date of commencement of construction. Similarly, the flat owner would be liable to pay holding charges @ Rs.5 per sq.ft per month if he fails to take possession within 30 days from the date of issue of occupation certificate.
  • That the Seller and the Purchaser hereby agree that the amounts to the extent of 10% (ten percent) of the total sale price of the said premises, either with the application for Registration or in installments, as the case may be, will collectively constitute the earnest money. Non-fulfillment by the Purchaser of the terms and conditions of application for registration, terms & conditions of sale and those of this Agreement as also in the event of failure to sign this Agreement by Purchaser within the time allowed, may entail the forfeiture of the earnest money.
  • That without prejudice to the Seller’s rights under this Agreement and/or law the Purchaser shall be liable to pay to the Seller interest at the rate of 21% per annum on all amounts due and payable by the Purchaser under this Agreement if such an amount is outstanding for more than 10 days. The discretion for termination of the agreement or acceptance of the delayed payment with interest at the rate of 21% per annum shall exclusively vest with the Seller. The Seller may waive the breach by the Purchaser in not making payments as per the payment plan but on the condition that the Purchaser shall pay to the Seller interest which shall be charged for the first ninety (90) days from the due date @ 18% per annum and for all period exceeding first ninety (90) days after the due date @ 21% per annum. In the event of the Seller waiving its right to cancel the allotment and forfeit the earnest money and accepting payment with interest in its place, no right whatsoever would accrue to any other defaulting Purchaser on that account, and also such an act would not confer any right on the purchaser in future for further payments on that account. Each case shall be examined individually.
  • That the purchaser shall also pay to the Seller such charges as may be determined by the Seller and/or the Maintenance Agency appointed by the Seller for maintaining various services/facilities in the said Colony including expenses incurred for making arrangements for sanitation, street light, area security, water supply and its distribution systems until the same are handed over to a Local Body for maintenance.
  • The Purchaser shall deposit with the Seller at the time of possession, interest free maintenance security deposit. In case of default in payment of the aforesaid maintenance charges by the Purchaser within 15 days of demand by the Seller/Maintenance Agency, the Seller shall be entitled to recover the same by way of appropriation from the aforesaid security deposit and balance, if any, in the Security Deposit account shall be refunded to the Purchaser at the time of the handing over of the services to a Local Body/Authority as aforesaid.
  • Prices are subject to revision, withdrawal at any time without prior notice at the sole discretion of the company.
